This former hotel site is situated by the harbor on two acres in the heart of Nantucket. Our work reimagines it as a tight residential district. Careful analysis of zoning regulations allowed us to create thirteen lots where only five were previously thought possible, maximizing potential value for the client, while creating a neighborhood that fits with the density and organization of the historic core.

The site is organized with houses fronting tree-lined streets and parking for each lot serviced by crushed seashell alleys. Lots are visually separated by beautiful hedgerows, creating an intimate atmosphere for each yard. The concept of “big house/small house” gives each homeowner flexibility for a variety of uses for the smaller structure, including parking with studio space above or a two-story rental home. Onsite storm water is collected from the streets and roofs into below-grade cisterns where it is treated and re-used for irrigation. The seashell alleys also provide areas for direct infiltration and recharge.
