Following the Cleveland Midtown District Study, this phase focuses on housing development within the Dunham District, situated between Euclid and Chester Avenues. This strategic location is positioned to create a residential neighborhood anchored by generous public green space and directly adjacent to the planned Collaboration Center of Midtown.

The Dunham District lies within one of Cleveland’s form-based code zones, offering the flexibility to reimagine the corridor between Euclid and Chester. Central to the plan is a bold linear green that establishes a continuous pedestrian connection linking new residential developments to Dunham Park and League Park, one of Cleveland’s historic landmarks.

Residential buildings are oriented to maximize natural light and frontage along this linear green, ensuring that open space serves as the spine of the neighborhood. The plan explored development scenarios with varying balances of residential and commercial uses, allowing adaptability to market demand while ensuring vibrant street activity.

To support residential density and efficient land use, the plan introduces two parking garages developed in phases, each aligned with the rollout of adjacent residential and commercial projects. This phased approach reduces initial infrastructure costs while providing capacity to accommodate growth as development proceeds.
