DumontJanks was asked by RMS Investment Group to investigate an investment and development opportunity in a downtown Denver former warehouse district next to a diverse, historic, mixed-income, bungalow neighborhood. The current warehouse buildings are occupied by start-up companies, non-profits (with community health clinics next door), and some initial art-related and maker spaces. The site is in a designated “national opportunity zone,” allowing additional density and mixture of uses.

The goal was to integrate the existing portfolio of start-up and incubator uses, preserve the historic one floor brick warehouses, envision a connective street system that would unify the site and the adjacent neighborhoods, and ultimately phase in a diverse mixed residential portfolio with supporting retail and neighborhood grocery uses.
